The majority of the Renters’ Rights Act will take effect in England on 1st May 2026. From that date, landlords will be banned from taking large, rent in advance payments from tenants – a reform that carries consequences for both landlords and tenants.

Condensation, damp and mould. It’s the trio of seasonal afflictions that can cause friction between tenants and landlords. It’s a serious matter, especially as Awaab’s Law will apply in the English private rental sector in the near future (predicted by 2027). Scottish Government is introducing similar measures as part of its Housing Bill, while Wales will respond via its Welsh Housing Quality Standard.

The Renters’ Rights Bill has finally become an Act, gaining Royal Assent six years after the then Prime Minister, Theresa May, promised to ban Section 21 evictions. While the long and winding road to rental reform is almost over, the private rental sector didn’t change overnight.
